NEW APPRAISAL GUIDLEINES—Home Valuation of Conduct (HVCC)

Do not order your appraisal in advance.
The HVCC requires all lenders to order their appraisals from an appraisal management company (AMC).
We now request your credit card information and then place your appraisal order with an investor.  
The investor then orders your appraisal through an AMC and the appraiser will contact you directly.
We have no contact with the appraiser, you will receive a copy of your appraisal by e-mail from the investor.

 

Advice on locking your loan:

 

Rates change daily and can move up or down quickly.

 

If you do lock then you have “piece of mind” that your payment is set. 

 

If you decide to lock, request a copy of your Lock-In Disclosure and understand the lock’s expiration date.

 

If you float your rate then you are gambling and it is like going to Vegas betting with mostly likely your largest asset, your home!  

You can win or you may lose!  Know and realize that you may or not benefit by floating.

 

In 1987 Steve had 55 customers that assumed that rates would go lower.  THEY WERE WRONG. 

On one day mortgage rates increased tremendously and the 55 applicants missed closing on a very low rate.

 

Mortgage rates can change instantaneously and at any time!

Steven  is a graduate of Virginia Wesleyan College with a BA in Business Management.  Before moving to Vail in 1994 he had been Secretary Treasurer for Homestead Savings, was a top producer for Dominion Bankshares, and had a minority ownership of Drake Mortgage in Bellevue, Washington.  Steve moved to Vail in 1994 and opened Eagle River Mortgage in 1996.

Tracy is a graduate of Virginia Tech with a Bachelor of Science in Finance.  She was a series 7 and 63 licensed stock broker in Virginia Beach before moving to Vail in 1989.  Over the past 10 years Tracy has been taking excellent care of the Eagle County community working as a successful licensed mortgage broker.  She is focused on giving superior customer service and placing clients with the most attractive loan scenario to match their needs.
